Maintenance management system

This thesis seeks to provide a greater depth into the exploration of the subject “Maintenance Management System” (MMS). It is found that improved maintenance helps to increase revenues by increasing equipment performance and eventually the economic performance of the firm. Most importantly, firms must be able to align the objectives of the maintenance objective with firm’s other objectives to maximize results as plans and goals of the whole firm will be directed in the same direction.

What is Maintenance and its role in the business? Chapter 2 highlights the significance and ways to control the maintenance function. Various maintenance concepts and strategies are also discussed.

In chapter 3, the MMS is further looked into and provides a fundamental view of how this system operates. The MMS’s sub functions such as work order system, breakdown and failure analysis, maintenance Plan, planning, scheduling, cost control, inventory control, craft training, accounting work standards and audit and non maintenance work are examined in detail to help firm set up a basic MMS. However the list is not exhaustive.

In contrast to the manual type MMS, chapter 4 focussed upon the role of a Computer Maintenance Management System (CMMS). The obvious reason for the existence of such system is that computers are used to help manage, control equipment maintenance, increase uptime and extend life of facilities. CMMS also helps to integrate all the sub functions into one that is easier to manage.

Nevertheless, no one standard system is suitable for any firm. Firms have to continuously explore alternatives to find a system that truly match their expectations.
